Mezzanine Flooring

Mezzanine Floors designed, supplied & Installed

A mezzanine floor from Oracle Storage Systems will take maximum advantage of the height of your premises, doubling or tripling the surface area and enabling it to be fitted out for a storage area, new offices, workshop & cloakroom areas or just to extend an existing mezzanine floor.

Mezzanine floors are totally dis-mountable and re-usable, and their structure, dimensions and location are easily modified to fit into another areas should you move.

Rent, rates and insurance costs can be a large portion of your company overheads. All possible usable space has to be utilised and a mezzanine floor installation offers an inexpensive way to achieve this. Expand upwards rather than outwards

Oracle’s mezzanine floors make use of the height in your existing premises by forming a first, second or even third floor in your warehouse or building. Our service will see the project through from start to completion, beginning with a free site survey, including full Local Authority liaison, design on the latest computer aided technology, production, site management and installation.

Mezzanine Floor Pricing

At Oracle mezzanine floors we are able to produce fast, accurate and competitive quotes, using up to date in house CAD drawing facilities along with an accurate production schedule based on actual manufacturing and installation team availability.

We offer to carry out a free site survey of the premises, which we recommend so that the design, cad drawing and quote is accurate to your requirements or, we can work from an architects or a drawing from another. For this option we would also need the following mezzanine floor information.

Mezzanine Floor Site Location: (Town)
Floor length (front to back): (Metres)
Floor width left to right: (Metres)
Finish floor or clear underside height: (Metres)
Handrailing & kickplate Linear: (Metres)
Based on the size of the floor we will be able to work out travel distance for qty of staircases required
Mezzanine Floor Usage?
Storage Mezzanine, Production Mezzanine Flooring, Office Mezzanine, Leisure or Retail Mezzanine floor.

The floor may need to be fire rated, if the mezzanine occupies 50% or more of the ground floor area, if the mezzanine floor is to be used for offices or has people working on it, if the size of the platform is more than 20 metres in either direction, it should be fire protected. Basically a fire protected floor is a suspended fire rated ceiling underneath the mezzanine floor with lighting and emergency exit signs, with facia to the exposed edges of the floor, along with claddling for the mezzanine floor support posts.

Again, we would always recommend allowing us to survey the area in question, but by giving us the information above, we would be able to give you a figure for budget purposes only.

Building Regulations & Planning

Oracle Mezzanine Floors take full responsibility for ensuring that the project is designed in compliance with all current Building Regulations, quality standards and best practice guidance, and for submission of plans to achieve the required consents. We ensure that safety, access and fire regulations are taken into account at the design stage and we even provide higher specification moisture-resistant decking as standard to ensure that our floors remain safe throughout their service life.

Oracle Mezzanine Floors installed in the UK are required to comply with Local Authority Building Regulations in order that the installation can be considered to meet current standards laid down by the relevant Government body - the regulations cover (amongst other things) means of escape in the event of fire, access for disabled users, early warning and protection from fire, etc. The advisor will also cover the implications for your Fire Certification in concert with your local Fire Officer, and help you to comply with this requirement too.

The legislation is contained within the current Building Regulations which can be viewed on the Local Authority Building Control website, however there are various bodies who will help you to understand and identify which standards you must meet for your proposal - you can contact your own local Council and ask for the Building Control Department, or you might wish to pay for an Approved Inspector to advise you (this route may cost you a little more, however it normally results in a speedier response and conclusion). Oracle mezzanine floors use an approved company called Butler & Young who can also fast track the application on our behalf.

Butler & Young Butler & Young Ltd Approved Inspectors has vast experience and expertise of building control for all types of commercial projects. Their expertise has been recognised and has led to strategic alliances with Oracle mezzanine floors, contractors and builders.

WHAT ABOUT PLANNING PERMISSION, IS THIS NEEDED FOR A MEZZANINE FLOOR?
Unless prohibited by a condition attached to a previous consent, planning permission for mezzanine floors is not required as long as the changes are internal. The UK Government has, however, been trying to control the expansion of retail floor space in out-of-town developments and has brought in legislation requiring planning permission for mezzanine floors above 200m². It is permitted, however, to add several mezzanine floors, each just below the 200m² limit without requiring planning consent.
